Hi Simon,
I don't know of any apartments but used to work in real estate and can offer a few pointers. Most landlords in NYC are large real estate holding companies, not individuals who own a small building here and there. Over the years a lot of people have moved to NYC with high hopes and little savings, and once the money runs out many landlords have gotten burned. As a result most landlords use brokers to find their renters, and have very strict application guidelines and they require proof of income 40X the monthly rent, good credit, and in some cases written references. There are some apartments in the outer boroughs that are in houses with small owners who might be less stringent in their application requirements, but they are harder to find. You will probably be asked to provide a job offer letter from your employer (original copy with the company letterhead) that states your salary. They say a rectal exam is less invasive than an apartment application in NYC, and they would be right. You might also run into the problem of bumping into apartment brokers no matter what you do. The number of available apartments is scarce, and brokers are the ones who get first word of any available places. They do change a commission (usually equivalent of a month and a half of rent) and in some cases they're not bad to work with, since they can help you find an apartment relatively quickly. If you're looking for a good apartment to settle down in for a number of years, they can be worth the commission. However, if you plan to move around a lot I wouldn't recommend a broker since their fees will eat up any potential savings. Also note that with apartments in short supply is is VERY common for a good apartment to have multiple applications submitted to it, and the landlord will cherry pick the applicant with the best financial record. As you may know, New York is huge. Get a bit more specific. Price, location (do you want to be near your job or just near transport). I live in NYC.
As you probably know the cost of living here is expensive for anyone earning an average income. Manhattan is especially outrageous. You can do somewhat better in Brooklyn or Queens. Subways make it fairly convenient. Many young people take on roommates to help share the cost of apartment rental.
